A night in a New York City hotel cost $333.711 on average in 2025, a record, and the highest rate of any large US hotel market.2 That one number hides a wide spread. Rooms in the Bronx rented for $129.163 a night on average, while the hotels at the top of the market averaged $1,056.954, and a night can cost 75%4 more in September than in January.
This page prices the New York night from every side: the average rate and its path since 2015, what the city's own hotel tax returns show, prices by borough and by price band, the month-by-month cycle, the first figures for 2026, and the taxes that turn a $333.71 rate into a bill of about $386. One surprise runs through it: the record rate is not a record once inflation is counted.
What a hotel room in New York City costs now
The standard measure of hotel prices is the average daily rate (ADR): room revenue divided by the number of room nights sold. It is what guests paid on average for one occupied room for one night, before sales tax, hotel occupancy tax, the nightly unit fees and anything bought during the stay.
The average daily rate in 2025
The New York City hotel average daily rate in 2025 was $333.71, up 4.7%1 on 2024 and 17.1%4 above the $285 of 2019.5 Revenue per available room, which also counts the rooms left empty, reached $280.711. Both were the highest levels of the 25 largest US hotel markets.2
Projection: linear trend of 2015–2025 yearly values, 95% prediction range. Our calculation, not a forecast.
- The 2025 rate of $333.71 is $189.71 above the 2020 low of $144.
- From 2015 to 2025 the rate rose 14.3%, from $292 to $333.71.
The price of a night with and without tax
Put as a plain price, the average hotel price per night in New York City in 2025 was $333.71 before taxes, or about $386.434 once the taxes and flat fees described further down are added. The chart shows how far that is from the pandemic: in 2020 the average fell to $1441, 49.5%4 below 2019, and it took until 2023 to pass the old level, at $301.226.
Occupancy: full, but not as full as 2019
Prices rose while rooms were not quite as full as before the pandemic. Occupancy was 84.1%1 in 2025, 3.44 percentage points below the 87.5% of 2019, yet still the highest of any large US market for the third year running.1 City hotels sold 38.1 million1 room nights in 2025 from an average of about 124,000 rooms. A city whose hotels have few empty rooms helps explain why New York rates sit so far above the rest of the country.
Projection: linear trend of 2015–2025 yearly values, 95% prediction range. Our calculation, not a forecast.
- Occupancy fell to 44.1% in 2020, half the 88.3% of 2018.
- At 84.1% in 2025, occupancy was 3.4 points below 2019.
Behind those rates sits a market that grew fast before the pandemic. The average number of rooms rose from 104,0005 in 2015 to 121,500 in 2019, and the number of room nights sold from 33.7 million to 38.8 million. Revenue per available room, the measure owners watch, combines the two: $249.38 in 2019, $63.50 in 2020 and $280.71 in 2025.1

Prices since 2015: a record in dollars, not in value
In current dollars the 2025 rate is the highest on record.1 Prices in the New York area, though, rose 32.6%4 between 2015 and 2025,7 faster than the 14.3%4 rise in the hotel rate. Restated in 2025 dollars, the 2019 rate was worth $3541, so a 2025 room was 5.7% cheaper in real terms than in 2019,4 and the 2015 rate of $292 was worth $387.204.
2019, the benchmark year
The average hotel price in NYC in 2019 was $285 a night, with rooms 87.5%5 full. It was the last normal year before the pandemic and the benchmark the recovery is still measured against.
2024, the step before the record
The average hotel price per night in New York in 2024 was about $318.734, derived from the 4.7% rise to 2025,2 after a 5.7%1 increase on 2023. Occupancy that year was 84.2%1.
Projection: linear trend of 2015–2025 yearly values, 95% prediction range. Our calculation, not a forecast.
- In 2025 dollars the 2015 rate was $387.20, $53.49 more than the $333.71 of 2025.
- The 2019 rate was worth $354 in 2025 dollars.
So a guest paying $333.71 in 2025 paid more dollars than ever but a smaller slice of what those dollars buy than a guest in 2015 to 2019. The real rate has climbed back each year since the 2020 low of $175.864 in 2025 dollars, and the gap to 2019 narrowed to about $20.
What the city's hotel tax returns show
Every hotel, motel, bed-and-breakfast and booking reseller in the five boroughs files a return for the hotel room occupancy tax, with the rent charged and the number of rooms rented. Divided out, those returns give a second price measure that covers every taxable room night, not a sample. In tax year 2025 the rent averaged $317.274 per rented room night across 39.55 million3 room nights, about 95% of the benchmark rate.3
The tax-year average rose 35.4%4 from $234.31 in tax year 2019, faster than the benchmark rate; the shift away from cheap rooms shown in the price bands below is one visible reason. Tax year 2020, the first pandemic year, saw only 7.82 million rented room nights, 80.3%4 fewer than in tax year 2019, at an average of $116.424.
Projection: linear trend of 2017–2025 yearly values, 95% prediction range. Our calculation, not a forecast.
- The average fell to $116.42 in tax year 2020, half the $234.31 of tax year 2019.
- Tax year 2025 reached $317.27, $12.53 more than tax year 2024.
The rise was not steady. Rent per night slipped in tax year 2019, collapsed in 2020, and then climbed in every year since, by $12.534 in the latest year alone. The number of rooms rented tells the other half of the story.
Projection: linear trend of 2017–2025 yearly values, 95% prediction range. Our calculation, not a forecast.
- Room nights fell from 39.6 million in tax year 2019 to 7.82 million in tax year 2020.
- Tax year 2025 reached 39.55 million, almost back to tax year 2019.
Demand, measured in rented nights, is now back at the 2019 level, while the price per night is far above it. That combination, the same number of room nights at a price about a third higher, is what pushed the tax take to a record.
Hotel prices by borough
Location moves the price a long way. Manhattan hotels rented 68.8%4 of all room nights in tax year 2025 and charged the most.
Manhattan
The average hotel price per night in Manhattan in 2025 was $352.613 (tax year 2025), $35.34 above the citywide average and 2.734 times the Bronx figure of $129.16.
So how much is a hotel in Manhattan on an average night? About $353 before tax. Prices are not broken out by Manhattan neighborhood, so the average hotel price in Midtown Manhattan is best read from the Manhattan figure. For the Midtown submarkets only changes in revenue per available room are reported, not rates: in the first half of 2026 Midtown South grew the fastest of the main Manhattan submarkets, 7.1%10, and Midtown West the slowest, 3.9%.
- Manhattan, at $352.61, is 2.73 times the Bronx at $129.16.
- Brooklyn's $248.00 is the highest outside Manhattan.
Brooklyn, Queens, Staten Island and the Bronx
The average hotel price per night in Brooklyn in 2025 was $248.003, the highest outside Manhattan, ahead of Staten Island ($207.49) and Queens ($202.76). Rooms booked through online resellers, which cover all boroughs, averaged $258.143 including the reseller's markup.
On the map the pattern is plain: the core borough is the most expensive, and the boroughs further from Midtown are cheaper, with Brooklyn the closest to Manhattan in price.3
- Manhattan is the most expensive borough at $352.61.
- The Bronx is the cheapest at $129.16.
Neighborhoods and the change since 2019
Borough is the finest level for which every rented night is counted, and it is how the city's tax returns group hotels, so the borough map above stands in for an NYC neighborhood average hotel price per night figure. Every borough became more expensive between tax years 2019 and 2025: Manhattan by 38.2%4, Brooklyn by 43.9%4, Queens by 44.5%4, the Bronx by 40.3%4 and Staten Island by 65.8%4. The number of taxpaying hotels in Manhattan fell from 599 to 582, in Brooklyn from 105 to 90 and in Queens from 130 to 119, while the Bronx and Staten Island gained taxpayers.
| 1 | Manhattan | 599 | 582 | 27,898 | 27,222 | $255.16 |
| 2 | Bronx | 32 | 38 | 473 | 388 | $92.05 |
| 3 | Brooklyn | 105 | 90 | 1,662 | 1,757 | $172.40 |
| 4 | Queens | 130 | 119 | 2,624 | 2,809 | $140.30 |
| 5 | Staten Island | 10 | 14 | 156 | 199 | $125.15 |
| 6 | Resellers (all boroughs) | 48 | 31 | 6,760 | 7,176 | $212.90 |
The tax returns count taxpayers, which can differ from buildings. Counted as business establishments, the city had 1,0031 hotels in 2025, up from 883 in 2019, with the fastest growth in the Bronx and the only decline on Staten Island.
| 1 | Manhattan | 567 | 577 | 597 |
| 2 | Queens | 160 | 164 | 197 |
| 3 | Brooklyn | 115 | 117 | 147 |
| 4 | Bronx | 31 | 32 | 52 |

| 6 | New York City | 883 | 902 | 1,003 |
From budget rooms to luxury: the spread of prices
The tax returns also sort hotels by the average rent their rooms fetched. Almost half of all rented nights, 47.4%4, were at hotels averaging between $250 and $500 a night in tax year 2025. Room nights at hotels under $150 made up only 7.4%4, against 15.9%4 in tax year 2019.
- Hotels averaging $350-$500 took the largest share, 16.6%.
- Hotels under $100 took 2.9% of room nights, those over $700 3.5%.
Counted by hotels rather than by nights, the market looks more even: the 130 hotels in the $150-$200 band form the largest group, but on average each sells fewer room nights than the hotels charging more.3
| 1 | Under $100 | 89 | $88.40 |
| 2 | $100-$150 | 91 | $224.50 |
| 3 | $150-$200 | 130 | $577.50 |
| 4 | $200-$250 | 110 | $913.40 |
| 5 | $250-$300 | 117 | $1,653.80 |
| 6 | $300-$350 | 102 | $2,033.70 |
| 7 | $350-$500 | 118 | $2,615.50 |
| 8 | $500-$700 | 34 | $1,138.50 |
| 9 | More than $700 | 52 | $1,450.10 |
How much is a cheap hotel in New York?
In tax year 2025 the 893 hotels at the bottom band charged $77.864 a night on average, and the 91 hotels in the $100-$150 band $126.254. Rooms at those prices exist, but they are few: together they sold 7.4% of the city's room nights.
How much is a 5-star hotel in New York?
Hotels are not priced by star rating here, but the top price band comes close. The 523 hotels whose rooms averaged more than $700 charged $1,056.954 a night on average, 13.6 times the cheapest band,4 and they took 3.5%4 of room nights. Hotels at $500 and up took 8.7%4 of room nights in tax year 2025, against 2.5%4 in tax year 2019: the top of the market grew while the bottom shrank.
| 1 | Under $100 | 157 | 2,800 | 7.1% |
| 2 | $100-$150 | 164 | 3,505 | 8.8% |
| 3 | $150-$200 | 186 | 6,042 | 15.3% |
| 4 | $200-$250 | 142 | 7,477 | 18.9% |
| 5 | $250-$300 | 104 | 6,305 | 15.9% |

| 7 | $350-$500 | 40 | 2,010 | 5.0% |
| 8 | $500-$700 | 15 | 519 | 1.3% |
| 9 | More than $700 | 23 | 491 | 1.2% |
Demand held up best at the upper end. In 2025 upscale hotels were 87.5%11 full and luxury hotels 82.2%, while midscale hotels fell to 76.7%. Part of the midscale and economy stock is not open to visitors at all: about 16,0001 rooms have been used as emergency shelters for homeless people and asylum seekers, many of them in former midscale and economy hotels in the outer boroughs, and the city paid on average $1591 per room for them in May 2026.
- Upscale hotels were the fullest at 87.5%.
- Midscale hotels trailed at 76.7%, 10.8 points below upscale.
NYC hotel prices by month

The same cycle in the federal lodging allowance
The federal government sets a maximum lodging allowance for official travelers by season, and the New York City schedule tracks the same cycle. For October 2026 to September 2027 it allows $18913 a night in January and February and $35813 from September to December, 89.4%4 more. The 12-month average of $291.174 sits about 13% below the 2025 market rate.

2026 so far and the outlook
The first half of 2026
There is no full-year average hotel price per night in New York City in 2026 yet, but the first half points up. In Manhattan the average rate rose 6.3%10 in the first six months of 2026, with occupancy at 80.7%; applied to Manhattan's first half of 2025 ($310.51), that gives a Manhattan rate of about $3304 for January to June 2026 (our calculation), before the expensive fall.15 Then came the soccer World Cup and the national 250th-anniversary celebrations,1 and in the week ending June 13, 2026, New York City hotels averaged $399.1516 a night, 17.1%16 more than a year earlier and the largest rise of the top 25 US markets.
The forecast
Industry forecasters expected the New York City hotel average daily rate in 2026 to grow 4.4%1, which would put it near $3484, followed by only 0.5% in 2027.
| 1 | Week of Dec 29, 2024 - Jan 4, 2025 | New York City | $340.79 | +30.7% |
| 2 | January-June 2025 | Manhattan | $310.51 | +5.7% |
| 3 | Full year 2025 | New York City | $333.71 | +4.7% |
| 4 | Week ending June 13, 2026 | New York City | $399.15 | +17.1% |
The forecast below sees the rate rising every year to 2028, but much more slowly once the 2026 events are over, while the number of rooms grows by about 1% a year.1
| 1 | Average daily rate | 5.7% | 4.7% | 4.4% | 0.5% | 2.0% |
| 2 | RevPAR | 9.1% | 4.6% | 4.8% | 0.9% | 3.0% |

| 4 | Demand (room nights) | 3.6% | 1.7% | 1.2% | 1.3% | 1.7% |
| 5 | Supply (rooms) | 0.4% | 1.9% | 0.9% | 0.9% | 0.7% |
Supply is growing again, which may slow prices after 2026. New York City is expected to open 4,8521 hotel rooms in 2026, the most of any US market, and 24 projects with 5,778 rooms are in development through 2028. Demand depends on visitors: the city welcomed 65.0 million17 in 2025, 2.4%4 short of the 66.6 million of 2019, and international visitors, who stay longer and spend more, made up only 12.5 million.1
Projection: linear trend of 2021–2025 yearly values, 95% prediction range. Our calculation, not a forecast.
- Visitors fell from 66.6 million in 2019 to 22.3 million in 2020.
- In 2025 the city welcomed 65.0 million visitors, 1.6 million short of 2019.

A New York City hotel room carries four charges on top of the rate: the combined state and city sales tax of 8.875%18, the city hotel room occupancy tax of 5.875%3, a city flat fee of $2 per room per night on rooms renting for $40 or more, and a state hotel unit fee of $1.5019 per room per night. The percentages add up to the total hotel tax rate in New York City: 14.75%4 of the rent, plus $3.504 a night in flat fees. On the 2025 average rate of $333.71 that is $52.724 a night, or 15.8%4 of the room rate. Long stays are taxed less: after 9019 consecutive days a guest owes no state sales tax, and after 180 days no city sales tax and no hotel room occupancy tax.3

| 2 | City hotel room occupancy tax | 5.875% | $2.00 |
| 3 | State hotel unit fee (NYC only) | 0.000% | $1.50 |
| 4 | Total | 14.750% | $3.50 |
The percentage part of the city tax has moved several times since it was first added, between 5% and 6% of the rent, with one short break at zero.3

The tax is old: the city first imposed it in 1970 as a flat fee, added a percentage in 1986, and has charged 5.875% since 2009, apart from 19 days at 5% in December 2013 and a three-month holiday in the summer of 2021 meant to bring visitors back.3 The current rate runs to November 30, 2027. With rates at a record, the tax raised a record $816.6 million3 in tax year 2025, 6.2%4 more than a year earlier.
Projection: linear trend of 2013–2025 yearly values, 95% prediction range. Our calculation, not a forecast.
- Tax year 2020 brought in $69.1 million, a ninth of the $624.3 million of tax year 2019.
- Tax year 2025 reached a record $816.6 million.
Counting every tax hotels pay or collect, New York City received $2.4 billion1 from the hotel industry in fiscal year 2025. Property tax was the largest part, 37.9%4, ahead of the hotel occupancy tax at 32.2%4.
Since February 21, 2026, hotels in the city must show the total price of a stay, including every mandatory fee, and may no longer add hidden destination or resort fees after the advertised rate.20 The price a guest sees should now include every mandatory fee; taxes may still be added on top.19
- Property tax$90537.9%
- Hotel occupancy tax$77032.2%
- Sales tax$47920.1%
- Other taxes$2359.8%
- Property tax was the largest part at $905 million.
- The hotel occupancy tax added $770 million, $291 million more than sales tax.
What a stay in New York City costs
A week in the city
How much is a hotel in New York City for a trip? A week of seven nights at the 2025 average rate comes to $2,335.974 before tax and about $2,705.014 with taxes and flat fees.4 The same week can cost far less or far more depending on three choices:
- When: in 2015-2019 a January night cost about $210 on average and a September night about $361, so the month alone moved the price by more than two-thirds.5
- Where: a Bronx hotel averaged $129.16 and a Manhattan hotel $352.61 in tax year 2025.3
- Which kind of hotel: room nights at hotels averaging under $150 are now only 7.4% of the market, so cheap rooms are scarce.3
The city spends on hotel rooms too. Its shelter contract with hotel owners paid on average $1591 per hotel room in May 2026, for roughly 16,000 rooms that are therefore not available to visitors.1 Visitors spent $13.9 billion1 on lodging in 2025, up from $11.9 billion in 2019.
New York against other US cities
Among the 25 largest US hotel markets, New York City had the highest rate in 2025.2 Its rate was 1.484 times San Francisco's $225.82, 1.674 times Las Vegas' $199.79 and 2.084 times the US average of $160.542. The federal lodging allowance tells the same story for fiscal year 2027: New York City has the highest 12-month average of nine large cities, just ahead of Boston.13
- New York City's $333.71 is 2.08 times the US average of $160.54.
- San Francisco, at $225.82, is $107.89 below New York City.
On the federal allowance the closest city is Boston, $6.83 a night below New York City, while San Francisco is $20.25 below.13
- New York City is highest at $291.17 a night.
- Las Vegas is lowest at $142.25, less than half New York City.
FAQ
In which months do New York City hotels cost less?
January and February. Before the pandemic they were the only months with average rates near $200, and the federal lodging allowance is lowest in those two months too.5
Is Brooklyn or Queens cheaper than Manhattan for a hotel?
Yes. Both average far less per night than Manhattan, and the Bronx is the cheapest borough of all.3
Do New York City hotels still charge resort or destination fees?
Not as hidden extras. Since February 21, 2026 hotels must include every mandatory fee in the price they show.20
Why are New York hotels so expensive?
Rooms are scarce relative to demand: the city's hotels have the highest occupancy of any large US market, and thousands of rooms are used as shelters rather than sold to visitors.1
Do long stays avoid New York City hotel tax?
Partly. Guests who stay long enough become permanent residents: the state sales tax stops first, and the city sales tax and the hotel room occupancy tax stop after a longer stay.19
Conclusions
- The record rate is not a record in value. The 2025 average of $333.71 is the highest ever in dollars, but the 2019 rate was worth $354 in 2025 dollars, so New York hotels are still 5.7% cheaper in real terms than before the pandemic.4
- The borough moves the price more than the year. Manhattan's $352.61 is 2.73 times the Bronx's $129.16, a gap far wider than any single year's change in the city average.3
- The cheap end of the market has thinned out. Room nights at hotels under $150 fell from 15.9% to 7.4% of the total between tax years 2019 and 2025, while hotels at $500 and more grew from 2.5% to 8.7%; part of the budget stock became roughly 16,000 shelter rooms.1
- The calendar sets the price as much as the hotel. Before the pandemic a September night cost 72.1% more than a January night, and the 2026-2027 federal allowance still runs from $189 to $358 by season.13
- The bill is about 16% higher than the rate. Taxes of 14.75% plus $3.50 a night add $52.72 to an average room, close to a sixth of the rate.4

Definition. The headline price is the average daily rate (ADR): room revenue divided by occupied room nights for New York City hotels, before taxes and fees, as published by the hotel benchmark (STR/CoStar) and reported by the New York State Comptroller and NYC Tourism + Conventions. 2015-2019 values come from NYC & Company's trend report, compiled from CBRE's Manhattan sample and STR. The second measure is taxable room rent divided by rooms rented on NYC Department of Finance hotel room occupancy tax returns (all taxable lodging and reseller markups; tax years run March to February). The federal lodging allowance is the General Services Administration's maximum lodging reimbursement, not a market price.
Data sources. Office of the New York State Comptroller (2026 hotel industry report); NYC Department of Finance hotel room occupancy tax statistical profiles, tax years 2013-2025; NYC & Company / NYC Tourism + Conventions trend report, annual report release and 2026 outlook; NYS Department of Taxation and Finance; U.S. General Services Administration per diem files; U.S. Bureau of Labor Statistics CPI; CoStar and STR releases and PwC's Manhattan Lodging Index (industry data, labelled); NYC Mayor's Office.
Calculations. 2022 and 2024 ADR are derived from the published growth rates of the following year; 2025-dollar values use the New York-Newark-Jersey City all-items CPI; tax-year rents for 2017-2020 are implied from the 5.875% tax (checked against reported rent for later years, within 0.05%); TY2019 price bands are merged to the TY2025 band edges; tax amounts, ratios and shares are Travel Statistics Bureau arithmetic. Projections on yearly lines are a linear trend with a 95% prediction range: our calculation, not a forecast.
Limitations. The ADR series joins two benchmarks (2015-2019 and 2020 onward). No NYC lodging price index exists at the metro level, monthly rates after 2019 and Manhattan submarket levels are not public, and some industry figures were reached through trade-press reports (marked secondary). The tax-return measure includes non-hotel taxable lodging and reseller markups and excludes untaxed stays (permanent residents, exempt organizations and government).
